Land use change to permit commercial development

BENTONVILLE -- Property along Southwest 14th Street will be better suited for retail and light industrial space after the Planning Commission agreed to a change in its land use map designation.

Commissioners unanimously approved Tuesday designating 1.5 acres at 3308 S.W. 14th St. to be changed from residential estate to commercial.

Bentonville Planning Commission met Tuesday and approved:

• Property line adjustments on Fillmore Street, at 5118 S.W. Runway Drive, at 801 N.W. Seventh and 720 N.W. Sixth streets and at 202 S.W. C St.

• Rezoning 3800 S.W. Post Loop from medium-density residential to residential zero lot line.

• General plan amendment of 1409 Bella Vista Road from commercial and low-density residential to mixed use.

• An access requirement waiver for 7 Brew Coffee at 1111 S. Walton Blvd.

The land owner, Suite Spaces LLC, submitted the request. The company has a Bentonville address.

There was no discussion among commissioners prior to their vote. No one came forward during the public hearing.

Suite Spaces bought the land that's just west of Southwest Elm Tree Road in November with the intention of developing about 10,000 square feet of retail and light industrial rental space, according to William Oldham, Suite Spaces manager.

There's a vacant home on the property, Oldham told planning staff in his written request.

It was one of many signifiers Oldham cited to suggest the location is no longer suitable for a residence.

There's also too much traffic and noise on Southwest 14th Street, an east-west arterial road through Bentonville and Centerton, for a home on the property. Additionally, commercial property exists adjacent the property, Oldham wrote.

"There are no foreseeable detrimental impacts to the area should this proposed land use change be approved," he said.

Any development on the site would require a rezoning and a development approval from the commission, Tyler Overstreet, planner, said in the staff report.

All land use designation changes and rezonings require public hearings.

Commissioners also approved a preliminary plat for a 119-lot, single-family subdivision on South Morningstar Road, southeast of the intersection with Southwest Rainbow Farm Road in the city's southwest.

The subdivision, called Woodlands Crossing, will be built in two phases, according to meeting documents.
