Washington County Planning Board nixes commercial building

FAYETTEVILLE -- A proposed commercial building on 19 acres near Fayetteville isn't compatible with surrounding homes or other businesses, the Washington County planning board decided Thursday.

The board denied a proposal for a 4,891-square-foot metal building on land east of 3990 Old Wire Road. Property owner Pat Tobin requested the board approve a permit and give the nod to his preliminary development, but several of his neighbors objected Thursday.

Tobin said he likely will appeal the board's decision to the Quorum Court.

The property is zoned for agricultural or single-family home use and requires board approval.

Tobin said he planned to use the building as office space and to store equipment, such as tractors, for his business. He said he planned to spend about $2 million on the building and to improve drainage in the area.

Neighboring property owners said Tobin's building isn't a similar design as existing homes and businesses. Home values likely would drop, if the facility is built, said Christina Gall, a neighbor. Other neighbors said they are worried about flooding and drainage problems.

Two neighbors favored the project, if certain conditions were met, but eight neighbors sent letters opposing it, according to records.

Staff recommended the board approve the project with conditions. Board members agreed with neighbors the proposal isn't compatible.

Tobin previously proposed building several similar buildings and renting those to businesses but tabled that proposal indefinitely after the same neighbors objected. The newest proposal is completely separate, and proposed an alternative use for the property, planners said.
