Benton County planners review winery plans

BENTONVILLE -- County officials heard plans Wednesday for a winery and restaurant on property on Larue Road, near Beaver Lake.

The Benton County Planning Board discussed the plans during the Technical Advisory Committee portion of its Wednesday meeting. The plans will be the subject of a public hearing at the board's July 5 meeting.

According to Thomas Oppenheim and Derek Hileman, with CEI Engineering, the business will be a 3,500 square-foot restaurant and a winery operation producing wines on site from fruit juices from other locations. The plans also show a retail sales area.

According to information submitted, the business is planned for a 3.74 acres at 8497 and 8499 Larue Road, which is east of Rogers and accessed from Arkansas 12 and Arkansas 303. The plans for the restaurant show seating for 20 and call for no more than two employees at any time.

The board questioned the number of parking spaces required for the business and the need for screening or buffering between the business and an adjacent home. Oppenheim and Hileman said the owner agreed to move the business further away from Larue Road and would accept the need for some screening.

The board also reviewed plans for a commercial storage business on 4.76 acres at 907 Jennifer Lane near Lowell. The plans submitted for a self-storage business with the storage buildings being completed in two phases. The first phase includes a 1,200 square-foot office building and three storage buildings with a total of 15,360 square feet. The second phase shows another three storage buildings of the same size.

The board asked about parking for the business and was told customers will typically park in front of their storage spaces, alleviating the need for a designated parking area on the site. The plans were set for a public hearing July 5.

Plans for the Hawks Landing Estates near Rogers were scheduled for a public hearing Wednesday but that hearing was tabled at the request of the property owner.
