Lowell westside property pegged for commercial use

LOWELL -- The west side of the city will likely see more commercial development now that the Planning Commission approved rezoning 13 acres at 407 N. Goad Springs Road from estate residential single family and residential office to commercial.

The final decision will be made at a City Council meeting on June 20.

Developers of the project say the rezoning will match the land more closely to lots around it. A FedEx Ground facility, Metro Builders and Northwest Arkansas Realtors are the development's immediate surroundings.

Brian Moore, president of Engineering Services, Inc., who represents the project, said in a letter to the Planning Department that he expected no adverse impact on traffic and all street improvements suggested for Goad Springs will be made.

Following a public hearing that had no participants, Chairman James Milner said the Commission received two letters of comment about the project, one of which had no objections and the other had a concern. Neither of the comments were discussed and commissioners had no additional questions for the project before taking a vote.

The property is currently owned by Bella Vista resident Edna Robbins, but is under contract to be sold to PIDA, LLC, according to documents provided in preparation of the meeting.

Jason Appel of Engineering Services, Inc., who presented the rezoning request at Monday's meeting said no further details of an intended project were available.

"We're just trying to make the land ready for sale," Appel said. Potential buyers could be similar to nearby Metro Builders, he said.
