Benton County planners OK subdivision

BENTONVILLE -- County planners on Wednesday approved plans for a multifamily residential housing development on Stubbs Court in Siloam Springs.

The Planning Board unanimously approved plans to add four duplexes on the 3.29 acres. The property is owned by Javier and Claudia Chavez.

The county approved plans for the location in 2014. At that time, there were two duplexes and the owners wanted to add two duplexes. The board raised no questions about the proposal at Wednesday's hearing.

The board scheduled a public hearing on plans by the Chavezes for a mobile home park at 2603 S. Lincoln, also near Siloam Springs. The hearing was canceled after planning staff said the city chose to exercise its planning authority on the project since the land is within the city's one-mile jurisdiction.

The board also reviewed plans from John and Ellen McDonnell to replat the River Valley Estates subdivision on 58.67 acres on Arkansas 16 between Siloam Springs and Fayetteville. The revised plans will reduce the number of lots from 15 to seven. Dave Jorgensen, representing the McDonnells, said the number of lots needs to be reduced because the only available water supply won't support more lots.

"Some how, some way, this thing got platted into numerous lots," Jorgensen said. "Come to find out the water service is miles away. We can provide water to seven lots. There is a 2-inch water line on Highway 16. They're allowing us to provide water to seven lots. No more."

Ashley Tucker, board chairman, asked planning staff about Siloam Springs planning jurisdiction, since the city reviewed the project in the past. The planning staff said state law has reduced the planning areas for municipalities and the property is now in county jurisdiction.

A public hearing on the property is set for April 19.

The board also reviewed plans to expand the Hickory Creek Fire Station on Arkansas 264, east of Springdale. The plans call for adding a 30-feet by 40-feet garage with two bays, and a breezeway connecting the expansion to the fire station.

"It's a simple addition to a rural fire department," Marc Trollinger, county fire marshal and Hickory Creek fire chief, told the board.
