Developer plans business park in Springdale

24-acre property sits between South 56th Street and interstate

SPRINGDALE — A business park planned near Don Tyson Parkway and Interstate 49 could bring medical offices, hotels and restaurants to the area, the developer said.

The 24-acre property sits between South 56th Street and the interstate, according to the preliminary plat. The development goes before the Planning Commission on Tuesday.

The business park would consist of nine lots ranging from 1.75 acres to 5.94 acres. Rausch Coleman Homes is listed on the preliminary plat as the developer.

Officials with the company hope to break ground on the development by the end of this year, Stephen Lieux, vice president of land development for Rausch Coleman, wrote in an email. They plan to have lots available by early 2017.

“We anticipate office space with potential for medical, restaurants and hotels,” he wrote.

The company that owns the property, 56 DTE LLC, has an address in Fayetteville, according to the plat. Kenneth and Stephanie Hall own the property at the Fayetteville address, according to Washington County online property records.

The company acquired the land from 4&P LLC in March, according to the property records. The estimated sale was $2.25 million.

Arvest Ballpark, an Arkansas Children’s Hospital campus and land owned by Northwest Arkansas Community College for a planned Washington County center sit in the general area near the property on the west side of the highway.

Development is forming on both sides, said Patsy Christie, city director of planning and community development. She mentioned the Walmart Neighborhood Market and the Casey’s General Store on the east side.

The ribbon cutting ceremony for the Don Tyson Parkway interchange was on July 7, 2014. At that time Mayor Doug Sprouse said the interchange would spur commercial and residential development in the area.

Lieux mentioned the interchange as well.

“The Springdale market is strong, and the new interchange opened up a great area,” he wrote.

The proposed business park would sit just outside the boundaries of the Ballpark/ Southwest Springdale District Overlay, Christie said. The overlay defines development standards, like for signs, sidewalks and parking. Aldermen approved the overlay in February 2015.

Officials will encourage Rausch Coleman to meet the overlay standards, Christie said.

A preliminary plat and a final plat are needed anytime someone is dividing a property into three or more lots to sell, Christie said. There will also be a rezoning for this property on Tuesday’s agenda.

Different parts of the property are now zoned general commercial district, neighborhood office district and thoroughfare commercial district, according to the preliminary plat. The proposed zoning is thoroughfare commercial district.

Thoroughfare commercial districts are intended for retail on streets with heavy traffic, according to the city’s code of ordinances. Hotels and restaurants are among the uses that can be in this type of district.

The next Springdale Planning Commission meeting will be 5 p.m. Tuesday in the City Council Chambers in the City Administration Building at 201 Spring St.
