Planners To Consider Rezone Today

BENTONVILLE — The Walmart Supercenter and the Peel Mansion on South Walton Boulevard will go before the Planning Commission with a rezoning request at today’s meeting at 5 p.m. at the Community Development Building.

The request from the Peel Compton Foundation would zone all parcels at 400 and 406 S. Walton Boulevard to general commercial. Sections of the land are zoned agricultural, residential office and general commercial. The aim is to clean up the zoning in light of an upcoming property line adjustment, said Doug Bryant with Walton Enterprises.

Walmart donated the land at Peel Mansion years ago and is donating additional land south of the mansion’s yard to the foundation. There are no plans to change usage or services at the mansion, Bryant said.

“This will clean up the old property line Walmart donated many years, ago,” he said. “Some of the plantings are not within the boundaries.”

The request keeps different zonings from being in the same parcel when the Planning Commission considers the property line adjustment in the future, said Beau Thompson, city planner.

Agenda reports sent to commissioners said no changes are expected for the property and lists the zoning as consistent with surrounding uses. The Walmart Supercenter is already zoned general commercial. Planning staff has recommended approval for the request.

Chipotle Mexican Grill will seek approval of its large-scale development plans for a building at 3601 S.E. Moberly Lane. The 2,230-square-foot restaurant would seat 67 people inside and on an outdoor patio, according to agenda documents.

Architectural elevations initially depicted a brick and glass building with a metal facade with a red metal awning above the windows. The awning kept the building from meeting the city’s design code, which bans metal from comprising more than 25 percent of the exterior material.The applicant requested a waiver for the design.

Chipotle submitted a new design Monday afternoon that showed a brick facade without the metal awning.

Landmarc Custom Homes also seeks a waiver for its preliminary plat at College Place Subdivision, Phase 9. The phase will include 56 single-family lots. The company requests a waiver to increase the distance between traffic calming devices.

The city’s minimum distance between devices, such as speed humps and traffic circles, is 660 feet. Landmarc representatives said the design of the subdivision makes for better layout with a device near Southwest Seventh Street and a traffic circle along Southeast Easton and Southeast Fullerton streets.
