FAYETTEVILLE — Three apartment complexes are gearing up for their first residents to move in for the fall semester.

The developments are all rent-by-the-bedroom complexes designed for university students. Together they add 1,949 beds in 623 units to a growing market.

The University of Arkansas had a 2012-13 enrollment of 24,537 and anticipates more than 28,000 students by 2015. The university’s enrollment was about 20,000 in 2009.

“All three projects have August move-in dates, right before school starts,” said Sam Fehr, coordinator of traditional commuter programs at the University of Arkansas. “Rent-by-the-bedroom is a growing trend and is a good transition for students no longer living in the dorm.”

The University of Arkansas requires freshmen to live on campus.

Rent-by-the-bedroom apartments typically include utilities, Wi-Fi and cable. Clubhouses cater to a younger crowd offering amenities like gaming rooms, tanning beds, coffee bars, home theaters and study rooms.

Average rent ranges from $850 for a one-bedroom unit to $500 per person for a four-bedroom apartment.

“Students get a little more freedom, but only have to worry about one bill,” Fehr said.

The Domain is ready for 100 percent occupancy and all units have been leased since Thanksgiving, said Alex Abernathy, leasing and marketing specialist for Asset Campus Housing based in Houston.

The Domain has 654 bedrooms in 224 units on Beachwood Avenue, just south of Martin Luther King Jr. Boulevard and northwest of Baum Stadium.

The first students will move in Aug. 1, Abernathy said.

Willow Walker, the project’s general manager, said she has a waiting list for the 2014-15 school year.

Work continues at Sterling Frisco, a project by Fayetteville-based Specialized Real Estate Group and Sterling University Housing in Houston. The downtown development has 639 bedrooms in 219 units on the block bordered by Maple and Lafayette streets and West Avenue.

Sarah King, spokeswoman for Specialized Real Estate Group, said about 400 beds will be ready for residents in August. The remaining will be ready for the spring semester, she said.

“We are in a truly urban location,” she said. “We are hoping to eliminate the need for folks to commute.”

Sterling Frisco consists of two buildings and a parking garage with 624 spaces.

The Vue is also still under construction, but apartment manager Carol Van Hook said they are on schedule to start moving students in Aug. 17.

The 656-bed, 180-unit development is three blocks from the university, across Martin Luther King Jr. Boulevard from Fayetteville High School. It is a joint project of University Student Living based in New Jersey and ParkGreen Properties in Houston.

Van Hook anticipates all units will be ready for the August move-in date.

Two workers have died during construction of The Vue. A worker died in May after dirt collapsed on him while clearing out debris from a dirt pit. Another worker died in June when he was electrocuted when his boom hit a power line.

The Occupational Safety and Health Administration fined Houston-based Business Construction Services $7,600 in the May death. The federal agency is still investigating the June fatality.
