Study Raises Questions, Suggestion

While reading the Friday, Dec. 13, issue of a local newspaper I came across an article that was titled “Association Hears Wage Report.” After reading a couple of paragraphs, I had to lay the paper down and get a tissue to wipe away my tears. I can’t believe we pay our Property Owners Association administration such a pittance.

On a serious note, there are a lot of variables involved in salary determination. I suspect that, at these various locations used for the salary comparison, the job descriptions and responsibilities vary in several ways and there are several questions that need to be answered.

  1. How many of these communities are incorporated, thus relieving the general manager of numerous responsibilities?

  2. How lucrative is the retirement plan that is provided?

  3. What other perks are received by the administration, i.e. meal money, auto allowance, etc.?

  4. What are the specific responsibilities of each administrator and administrative staff ?

  5. How do the health insurance plans compare?

  6. How much of the health insurance cost is paid for by the POA?

  7. Specifically, what type of contract does each administrator have, i.e., yearly contract, rollover contracts, etc?

I noticed the group conducting the salary study used some interesting wording, stating that the 401K is a “solid” benefit. What that really says is it is a fantastic benefit.

My suggestion is that if the administration and administrative staff are unhappy with their salaries, they could work elsewhere. I suspect there would be hundreds of highly qualified and experienced applicants for each position.
