Bella Vista Lots Offered In Sale

Lot Sale Planned For Nov. 30

— The Benton County Circuit Clerk plans to offer 76 Bella Vista properties at a judicial sale at 10 a.m. Nov. 30 on the steps of the County Courthouse in Bentonville.

The buyer of a lot is entitled to membership privileges and has access to all of the amenities the Property Owners Association has to offer. The association’s amenities include 126 holes of golf among eight courses, a golf range/practice center, seven private lakes, swimming pools, tennis, racquetball and basketball courts, miniature golf and playgrounds, walking trails, a gun range, a recreational vehicle park and fitness and recreation centers, according to a news release.

All 76 lots are unimproved and located in various areas. The starting bids may be adjusted and the number of properties offered may be reduced prior to the date of sale. The final list will be presented to bidders the morning of the sale, according to the release.

All lots will have taxes paid through 2011. Buyers will be responsible for the 2012 taxes and future taxes. Buyers will receive a Commissioner’s Deed from the association as soon as it is received from the County Circuit Clerk’s office, according to the release.

Buyers may pay with cash, check or money order. The circuit clerk’s office doesn’t take credit, debit or check cards. Buyers also may pay in full the day of the sale or pay 10 percent down with the balance due within 90 days. Buyers who choose to pay 10 percent down will be charged 10 percent interest on the unpaid balance, according to the release.

Upon purchase, the buyer is subject to the Declaration and Protective Covenants and other governing documents of the association. Each lot is subject to property association assessments, which are $16 per month, and will begin to accrue Dec. 1, according to the release.
