Bella Vista Lots Offered In Judicial Sale

— The Benton County Circuit Clerk plans to offer 32 Bella Vista properties at a judicial sale at 10 a.m. March 11 on the steps of the Benton County Courthouse in Bentonville.

A preliminary list of the properties and their estimated starting bids is available on the Property Owners Association’s website, www.bellavistapoa.com.

All 32 lots are unimproved and in various areas of the village.

The starting bids may be adjusted and the number of properties offered may be reduced prior to the sale. The final list will be presented to bidders the morning of the sale, according to an association news release.

The minimum bid will be the association’s opening bid on each property. All lots will have taxes paid through 2009. Buyers will be responsible for the 2010 taxes future taxes. Buyers will receive a Commissioner’s Deed from Benton County Circuit Clerk Brenda DeShields, according to the release.

Buyers may pay with cash, check or money order. The circuit clerk’s office does not take credit, debit or check cards. Buyers also may pay in full the day of the sale or pay 10 percent down with the balance due within 90 days. Buyers who choose to pay 10 percent down will be charged 10 percent interest on the unpaid balance, according to the release.

Upon purchase, the buyer is subject to village covenants and other governing documents of the association. Each lot is subject to property association assessments, which are $16 per month, and will begin to accrue April 1, according to the release.

The owner of the lot is entitled to membership privileges and has access to all of the amenities Bella Vista Village has to offer. Association amenities include 126 holes of golf spread among eight golf courses, a golf range/practice center, seven private lakes, swimming pools, tennis, racquetball and basketball courts, miniature golf and playgrounds, walking trails, a gun range, a recreational vehicle park and fitness and recreation centers, according to the release.
