Group Could OK Districts

COMMISSION EXPECTED TO RECOMMEND APPROVAL FOR ZONING

— There has been a significant investment in the core of downtown Bentonville in recent years.

From the enhancement of the Square and facelift of Bentonville City Hall to the construction of a new Fire Station No. 1, both preservation and progress have gained momentum. Corridor overhauls for Southwest A Street and nearby Main Street are about to kick off and, with the Crystal Bridges Museum of American Art being constructed a short distance away, new businesses continue to open their doors.

On Tuesday night, the Bentonville Planning Commission is expected to take a significant step toward ensuring that momentum continues andcovers an even wider area.

City staff will request the Planning Commission recommend an outline recognizing two separate zoning districts - downtown core and downtown edge - within the downtown area.

The intent of the downtown core zone is to maintain character with uses that promote retail and entertainment venues with upper story residential uses permitted.

An emphasis will continue on maintaining and expanding pedestrian connectivity and with buildings that are spaced closely or attached.

The downtown edge zoning would create an area of transition between the downtown core with its retail emphasis and the lower-density residential neighborhoods on the outskirts of downtown. The physical form of structureswill begin to shift from commercial to residential character, with flexibility in use, taking on a more service-oriented character for surrounding neighborhoods, according to information provided in the agenda packet.

Live-work housing, personal services and small offices would be strongly evident in this district. Buildings would be spaced closely, but would be separated by setbacks.

City sta◊and the planning commission will discuss the plan in detail at the Tuesday meeting, scheduled for 5 p.m. at the Community Development Building, 305 S.W. “A” St.

Other agenda items include:

Lot split for 109 N.W. Second St. and 118 W. Central Ave.;

Property line adjustment for 503 S.W. “D” St.(Gilmore Park);

Property line adjustment for 300 N.E. Third St. (open-air skate park);

Final plat for development at N.W. “D” and Fourth streets;

Conditional-use permit for a co◊ee house ministry at 308 W. Central Ave., run by First United Methodist Church;

Resolution for the 2010 Community Development Block Grant Plan.
